Why You Should Inspect Your Home: An Interview with Bob McDonough of National Property Inspections

Tell us a little bit about your company and its foundation.

National Property Inspections is a franchise headquartered in Omaha NE. I bought my franchise in January 2008. Since then I have purchase 3 additional franchise territories and now have 4 full time inspectors working for me. We cover the entire Atlanta metro, Athens and the surrounding area from Gainesville to Lake Oconee. In 2013 we performed over 1000 inspections.

What are some of the services your company provides?

We do residential inspections for buyers and sellers of single family homes, condos and apartment buildings, commercial inspections of all types of commercial buildings, Radon measurement, mold testing and inspections and home maintenance inspections. We inspect new construction and existing homes and we do builder warranty inspections to help homeowners develop their list of warranty repairs near the expiration of their 1 year new home warranty.

In general, how often do you recommend people inspect their homes?

I recommend people have their home inspected at least every 5 years to know what areas need to be addressed to stay ahead of the general deterioration that occurs with age.

How can someone judge for themselves whether or not they should get a home inspection?

Most home inspections are done as part of the sale or purchase of the home. For maintenance inspections a home owner that isn't familiar with how to maintain their home properly should have their home inspected at least every 5 years and repair the items found in need of repair. If a home owner notices an increase in their utility costs, stains on their ceilings, musty odors and other anomalies, they should consider an inspection.

What is a generalized list of reasons as to why people should have their homes inspected?

Musty odors, stains on ceilings or walls, unusual noises, sloping floors, floors cracking when walked on, sagging roofing, sudden increase in utility bills, doors suddenly binding in their frame, respiratory problems that exhibit only when at home.

What value does a home receive from an inspection, if any?

A home inspection will identify areas in need of repair. When a house is repaired and subsequently well maintained, the house will maintain its value. If it's in poor condition before the inspection, the house will gain in value once repaired.

Is the home inspection process lengthy?

A typical home inspection takes 2.5-3 hours.

What are some potential negative situations you've seen occur because someone did not get a home inspection when they should have?

When purchasing a home, if the home is not inspected, the buyer can purchase a money pit. I have inspected homes with significant structural defects, extensive termite damage, hazardous electrical systems, leaking plumbing drain pipes, broken roof rafters, leaking roofs, improper and inadequate flooring support.
