Tell us a little bit about your company and its foundation.

We are one of the oldest family owned and operated real estate firms in Atlanta. Warren M. Schmitz Sr. began his career in real estate in 1956. He was a leader in building, developing and brokering the sale of much of the residential landscape of Sandy Springs during the 1960's and 1970's. Today he is widely recognized as a pioneer of the modern real estate industry in Atlanta. In the 1980's Warren began to scale back and focus on becoming a boutique agency. His goal was to provide clients with custom tailored, personalized service and create long standing relationships. He had the privilege of serving three generations of Atlanta families for their real estate needs through his over 50 years in the industry.

Today Warren M. Schmitz Jr (Matt) has taken the reigns and continues Warren's time honored traditions of tailoring our service to the needs of each client. We are a full service brokerage and management firm. We currently manage approximately 35 properties throughout the metro area but specialize on the northside. Our goal is to create a relationship that spans generations.

What is included in your full-service property management? How does this differ from the competition?

When a client enlists the management services of Warren Schmitz and Associates Realty, Inc they will get direct access to the broker and decision maker that will be handling their property. We will provide a complimentary market analysis of your property and give our professional opinion as to what steps need to be taken to get it leased as quickly as possible. Our dealings will be based on an understanding that the property owner has placed a tremendous amount of faith and confidence in the ability of our team to accurately assess the property and get it leased to quality tenants. We answer client questions directly and provide them a single point of contact that is responsible to them for clear, timely information and answers.

What are the typical costs associated with this service?

We charge a procurement fee of 100% of the first month rent to market the property, show the property, screen applicants, and sign a lease. We also charge 8% of the lease amount monthly for management services.

Can you briefly explain what you mean by "No Hassle" property management?

"No hassle" means that we are prepared to handle any issue that may arise throughout the term of your lease. We have the experience to forecast issues and prevent them. This maximizes client return on investment and extends the life of your home's systems.

Are there any other services your company offers?

We are a full service brokerage and management company. We specialize in single family and multifamily sales and management.
